PHASE 1

Getting Started

Let’s lay the foundation for your new home.

    Meet With Your Building Consultant

    We’ll discuss floor plans, your lot, home features, site prep and estimated pricing.

    Create your design using our interactive floor plan tool (If applicable)

  2. 2

    Get Pre-Approved*

    We can connect you with a mortgage lender to begin the loan pre-approval process.

  3. 3

    Submit Your Property Information

    Provide your deed, property survey, and required health permit or tap connection approval.

PHASE 2

Design &Pre-Construction

We plan together and prepare for your home to be built.

    Finalize Your Contract & Selections

    Once your loan pre-approval, contract, and selections are complete, Madison pays for your appraisal to obtain loan commitment.*

  2. 5

    Review & Approve Your Home Plans

    We’ll draw your plans and work with you to fine-tune them before final approval.

  3. 6

    Attend Your Lot Meeting

    Meet with your Construction Supervisor to confirm home placement, selections, driveway location, and lot readiness.

  4. 7

    We Handle the Building Permit

    Madison applies and pays for your building permit.

PHASE 3

Construction

Time to build!

  1. 8

    Construction Begins!

    With your building permit in hand, it’s time to start building your new home.

  2. 9

    Prepare for Closing

    Around the halfway point, our Closing Coordinator will begin the closing process. As construction wraps up, you’ll complete a walkthrough with your Construction Supervisor.

PHASE 4

Welcome Home

Time to make this home yours!

  1. 10

    Certificate of Occupancy

    Once the Certificate of Occupancy is issued, your home is ready to close!

  2. 11

    Get Your Keys!

    Sign your final mortgage documents, receive your closing and warranty package, and officially become a Madison homeowner.

    It’s move-in time!

*Cash Contracts, which earn a 2% discount, can skip financing-related steps.

**Premium permit fees may apply in some counties or municipalities and are the customer’s responsibility.
