Madison Homebuilders COVID-19 & Building Materials Statement

While Madison Homebuilders is open for business, we are taking every measure to ensure the health and safety of our customers, subcontractors and employees. Due to the current coronavirus pandemic, we have provided our sales team with the necessary technology to allow for most sales interactions to be done virtually.  In the case that face-to-face meetings are deemed absolutely necessary, we are asking that a maximum of 2 people (the signer(s) of the contract) attend. In the case of face-to-face meetings at our offices/showroom locations, we are asking that no children, extended family, friends, etc. join our customers. That same message extends to any construction related meetings (lot meetings, walk-thru’s, etc.).

These are very unusual times for us all. Maintaining a sense of normalcy is important, but it is our utmost priority to focus on the health, safety, and well-being of our employees and customers.  I trust that, based on the current conditions, you understand these requests and will be patient with us as we all strive to work through the new challenges we all are facing.

Notice: Availability of Building Materials & Construction Times

The last 12 months have been truly unprecedented in terms of challenges for the residential home building industry. The most difficult challenges have been in regard to the material supply chain and the volatility of material pricing. Due to the ongoing supply chain issues, we have been warned by multiple suppliers that the availability of certain products is likely to become an even larger issue over the coming months.

We are already experiencing, or have been advised to expect, availability issues with 7/16 OSB, radiant barrier roof sheathing, insulation, shingles, vinyl siding, windows, doors, drywall, and interior paint. Our Madison Homebuilders team is doing all we can to navigate these uncertain times, but we felt it necessary to reach out and advise that, based on the current market conditions, you should expect construction times to increase over the coming months. Additionally, there will likely be cases when we will have to alter and/or substitute products due to the unavailability of the products we typically use. If it becomes necessary to substitute a finished product such as cabinets, lighting, flooring, etc. we will send you a Change Order to document what products are to be used.
